How we work: plain answers, written options, and someone in your corner.

A foreclosure notice can bring calls and mail from strangers. Many push hard. We do not. Your first call is free. Plain answers, no pressure. Once you hire us as your agent, we represent you — not your lender.

How We Work · 3 Steps

How we work with you in three steps.

Plain answers, no pressure. Once you hire us as your agent, we represent you — not your lender.

Step 1

1. Tell us what's happening

Talk directly with Gay-Lynn Chavez or Francisco Williams, CCIM. Tell us which notice you got and the dates on it. Tell us what you want to do next. If your best step is to call your lender, we will say so. If it is a HUD-approved housing counselor, we will say that too. That is a free counselor approved by HUD, the U.S. housing agency.

Step 2

2. We review your options with you, in writing

We give you your choices in writing, so you can compare them. Reinstatement is one. It means catching up on the missed payments and costs so the loan is current again. Another is asking your lender's mortgage-help team for a loan modification. That is a change to your loan terms that your lender agrees to. You can also sell before the auction. We give you a written estimate of the money left after the sale (a net sheet). A short sale is a sale for less than you owe, with your lender's written approval. A deed in lieu means giving the property back to the lender instead of an auction.

Step 3

3. You decide. We coordinate the plan you choose.

Once you hire us as your agent, we represent you — not your lender. We work with you on the listing, finding buyers, lender papers, and escrow. Escrow is the neutral company that holds the money and papers until the sale closes. Only your lender, the trustee, or a court can change a sale date. The trustee is the company that runs the sale. Its name is on your notice of sale.

How fees work

Our first review is free. We charge no upfront fees. Before you sign anything, we explain in writing how we are paid. We also explain what sale costs to expect.

Our Boundaries

We help with real estate. We do not give legal or tax advice.

We are real estate licensees, not a law firm, and we don't give legal or tax advice. If you need legal advice, we can refer you to an independent attorney. Information here is general education; it is not a guarantee of any result. Only your lender, the trustee, or a court can change a sale date. Do you need help with legal rights, bankruptcy, loan papers, or taxes? We will refer you to a lawyer or CPA of your own.
