We are real estate licensees, not a law firm, and we don't give legal or tax advice. If you need legal advice, we can refer you to an independent attorney.

What Happens Next

How we follow up on your request.

You hear from us directly. No pressure.

  1. Step 1: Your request goes directly to Gay-Lynn and Francisco

Gay-Lynn Chavez and Francisco Williams, CCIM, read every request.

  2. Step 2: We check your notice dates and local sales

If you give us your address or notice dates, we check the county record and nearby sales. We do this before we talk.

  3. Step 3: We review your options with you, in writing

We go over your choices with you. Reinstatement means catching up on the missed payments and costs so the loan is current again. A loan modification is a change to your loan terms that your lender agrees to. You can also ask about selling before the auction. A short sale is a sale for less than you owe, with your lender's written approval. A deed in lieu means giving the property back to the lender instead of an auction.

What Happens Next

What happens next?

Our first review is free. No upfront fees, ever. Before you sign anything, we explain in writing how we are paid and what costs to expect when you sell. If your best step is to talk with someone else, we will tell you. That could be your lender. It could be a HUD-approved housing counselor (a counselor approved by HUD, the U.S. housing agency). Or it could be a lawyer of your own.
