How we help in 3 steps
We serve these seven Southern California counties: Los Angeles, Orange, Riverside, San Bernardino, San Diego, Ventura, and Santa Barbara.
Step 1: Tell us what's happening
You speak with Gay-Lynn Chavez or Francisco Williams, CCIM. We talk about your loan maturity, Notice of Default, or Notice of Trustee's Sale. Maturity is the date the whole loan comes due. It is also called a balloon payment. A Notice of Default is the first recorded notice. It starts the foreclosure clock. A Notice of Trustee's Sale is the notice that sets your auction date. If your loan has reached maturity, the rules are different. Catching up on missed payments may not be enough. Ask your lender and a lawyer of your own what you must pay.
Step 2: We review your options with you, in writing
We give you a written review of your options. It looks at a regular sale. It looks at bringing in new money from an investor or a new lender. It also looks at a short sale, a deed in lieu, and a lender workout. A short sale is a sale for less than you owe, with your lender's written approval. A deed in lieu means giving the property back to the lender instead of an auction.
Step 3: You decide; we coordinate the plan you choose
We work with your own lawyer and accountant (CPA). We market the property. We check out buyers. We handle the escrow steps before the sale date. Escrow is the neutral company that holds the money and papers until the sale closes.
